多元主体需求在公共建筑外部空间评价中的体现与应用

摘　　要：公共建筑外部空间作为依附建设项目存在的城市开放空间,对于全面提升项目质量、完善城市公共空间体系具有重要意义。公共建筑外部空间的使用过程中,内部集群使用者承担了维护空间品质的重要责任,市民使用者带来了更多的生机和活力,因此在外部空间评价时需要考虑多元主体使用需求。针对公共建筑外部空间服务建筑和城市空间的双重属性,归纳出评价的六个维度,并在分析外部空间公共性程度的基础上,建立基于上述两类使用者需求的“基准模型+修正模型”评价体系。最后通过四个实践案例对评估体系的普适性和有效性进行验证。The quality of the building’s exterior space is of great significance for comprehensively improving the quality of the project and improving the urban public space system.In the process of using building’s exterior,the interior cluster users bear the responsibility of maintaining the quality of exterior space,while the citizens bring about more vigor and vitality.Therefore,the evaluation of the external space of the building should take into consideration of the needs of multiple subjects.This research put forward a post-occupancy evaluation system for building exterior space combine the basic evaluation principle with enhanced evaluation principle to meet both needs of interior cluster users and citizens.Finally,with four post-occupancy evaluation cases in different types of building’s exterior space,the post-occupancy evaluation method system proposed in this study is verified.
