大连中心城区银行业区位选址及其影响因素分析

摘　　要：以大连市中心城区为研究区,采用平均最邻近距离、核密度估计及泊松回归,分析银行网点空间分布特征及其区位选址的影响因素.研究结果表明:①从整体分布来看,大连市银行业整体空间极化特征显著,银行网点主要集聚分布于中山区、西岗区、沙河口区;②从银行类型的空间分布来看,农商、村镇银行主要布局于甘井子区,其余类型银行集中分布于经济活动密集的中山区、西岗区和沙河口区;③从区位选址的影响因素结果来看,银行区位选址与人口密度、商务办公楼、零售业、公交站、房价5个变量均呈显著的正相关关系.银行业区位选址与服务指向群体密不可分,紧密围绕在城市人流量大的经济活动密集区附近.Based on the central urban area of Dalian as the research area,the average closest distance,nuclear density estimation and Poisson Regression are used to analyze the characteristics of the distribution of bank outlets and the influencing factors of their location selection.The results show that:①From the perspective of the overall distribution,the overall spatial polarization characteristics of the banking industry in Dalian is significant.Bank outlets are mainly concentrated in Zhongshan District,Xigang District,and Shahekou District.②From the perspective of the spatial distribution of bank types,rural commercial and village banks are mainly deployed in Ganjingzi District.The remaining types of banks are concentrated in Zhongshan District,Xigang District and Shahekou District,which are densely economic activities.③From the results of the influencing factors of location selection,the location of the bank location is significantly positively related to the five variables of the population density,the business office building,the retail industry,the bus station,and the house price.The location and services of the banking area are inseparable from the group,closely around the intensive area of economic activities with large urban flow.
