摘 要:装配式建筑具有节能、高效等优点,但是较高的成本问题阻碍了其快速发展,2020年国家各部门联合印发了《关于推动智能建造与建筑工业化协同发展的指导意见》,大力发展装配式建筑、推动智能建造。智能建造技术应用缓慢也导致了装配式建筑成本的增加。本文从隐性成本的角度,研究了装配式建筑的全生命周期成本,建立了装配式建筑全生命周期各阶段中影响装配式建筑隐性成本控制水平的评价指标体系,共包括34个因素。将结构方程模型(SEM)和可拓物元法(MEA)相结合,提出了基于SEM⁃MEA的隐性成本控制水平评价模型。最后,将该模型应用于实际案例,结果表明,该模型评价结果合理,对提升装配式建筑隐性成本控制水平具有一定的参考价值。Prefabricated buildings have the advantages of energy saving and high efficiency,but the high costs hinder their rapid development.In 2020,various departments of the state jointly issued the“Guidelines on Promoting the Coordinated Development of Intelligent Construction and Building Industrialization”to vigorously develop prefabricated buildings and promote intelligent construction.The slow adoption of smart construction technology has also led to an increase in the cost of prefabricated buildings.In this paper,the whole life cycle cost of prefabricated buildings from the angle of hidden cost is studied,and the evaluation index system that affects the control level of prefabricated buildings hidden cost in each stage of the whole life cycle of prefabricated buildings is established,including 34 factors.Combining structural equation model(SEM)with extension matter element method(MEA),an evaluation model of hidden cost control level based on SEM⁃MEA is proposed.Finally,the model is applied to a practical case,and the results show that the evaluation results of the model are reasonable,which has a certain reference value for improving the level of hidden cost control of collocation buildings.
