摘　　要：福利设施建设与发展是单位住区区别于其他住区的重要特征,也是住区空间环境品质更新的重要途径。本研究围绕单位管理制度、组织形式和周边城市空间发展变化对福利设施产生的影响,从内因与外因两个层面归纳福利设施演变过程的影响因素与机制,总结得出利用福利设施的社会化、开放化更新可以为典型单位住区的品质化更新提供新契机,并由此提出针对典型单位住区更新的理念与措施。In China,the construction and development of welfare facilities is an important feature that distinguishes unit yard community from other residential areas,and it is also the key to improve the spatial quality of unit yard.This paper focuses on the impact of unit management system,organizational form and the development of surrounding spatial environment on welfare facilities,and then summarizes the influencing factors and mechanisms for the evolution of welfare facilities from internal and external factors.Furthermore,it is concluded that the social and open renewal of welfare facilities can provide new opportunities for the qualitative renewal of the typical unit yard communities.Then it puts forward the new ideas and measures for the renewal of typical unit yard community.
