摘　　要：以城市有机更新项目PPP融资模式为切入点,分析PPP模式的优势与不足并探究PPP与REITs融资模式的内在契合度,建立基于PPP+REITs的城市有机更新项目融资模式。研究发现,该模式具有利于盘活存量资产、拓宽融资渠道、加快资金回笼,提高资金利用效率等优势。Taking the PPP financing mode of urban organic renewal project as the breakthrough point,this paper analyzes the advantages and disadvantages of PPP mode,explores the internal fit between PPP and REITs financing mode,and establishes the financing mode of urban organic renewal project based on PPP+REITs.The results show that this model has the advantages of revitalizing stock assets,broadening financing channels,accelerating capital withdrawal and improving capital utilization efficiency.
