摘 要:考察长沙市土地市场需求现状,总结不同维度下土地市场需求特征,构建土地需求侧指标体系,提出土地市场需求侧的供地政策。结果表明:从土地市场需求结构来看,目前市场需求以纯住宅用地为主,商住用地则倾向于降低商业用地占比和增加住宅用地占比;从需求指数变化趋势来看,区间呈稳步上升态势,达到峰值后开始直线下降,之后呈较小幅度变化趋势,说明土地市场短期内将维持平稳运行,局部区域热度提升,市场逐步向好。为推动长沙市土地结构健康合理发展,需从增强市场活力、优化供地结构、释放潜在需求等方面优化供地政策。To investigate the current situation of land market demand in Changsha,summarize the characteristics of land market demand under different dimensions,construct a land demand side indicator system,and evaluate and propose land supply policies on the demand side of the land market.The results indicate that from the perspective of the demand structure of the land market,the current market demand is mainly for pure residential land,while commercial and residential land tends to reduce the proportion of commercial land and increase the proportion of residential land;From the trend of demand index changes,the range shows a steady upward trend,reaching its peak and starting to decline linearly,followed by a small change trend,reflecting that the land market will maintain stable operation in the short term,local regional heat will increase,and the market will gradually improve.To promote the healthy and reasonable development of land structure in Changsha,it is necessary to optimize land supply policies by enhancing market vitality,optimizing land supply structure,and releasing potential demand.
