摘 要:近年来,在国家供给侧改革和产业转型升级的背景下,房地产行业面临的形势发生根本转变。本文研究发现,虽然房地产政策端虽已触底回暖,但总体上以稳定和长效为主要出发点;房地产市场出现供求失衡,市场行情将持续处于筑底阶段;融资规模下滑明显,标品将成为非银融资主力;国企优势明显,优质民企有望突围。当前房地产行业处于新旧动能转换的关键阶段,房地产行业的新变局将给房企发展路径选择和金融机构展业策略调整带来新的启示。In recent years,under the background of national supply-side reform and industrial transformation,the situation facing the real estate industry has undergone a fundamental change.This paper finds that although the real estate policy has reached the bottom and warmed up,but the main starting point is stability and long-term effect;The supply and demand imbalance in the real estate market,the market will continue to be in the bottom-building stage;The financing scale drops obviously,the standard financial services will become the non-bank financing main force;The state-owned enterprise advantage is obvious,the high-quality private enterprise is expected to break through.At present,the real estate industry is in the key stage of the transition from and upgrading,the new situation of the real estate industry will bring new enlightenment to the choice of the development path of the real estate enterprises and the adjustment of the development strategy of the financial institutions.
