摘 要:本文基于理论探讨,结合中国247个地级市数据,综合多种方法,实证分析并严格检验数字经济对房价的影响及作用机制、数字经济对房价抑制全要素生产率作用的调节效应。研究发现数字经济对房价产生显著正向影响,这一影响对于房价下行压力较大的中西部城市或小城市更为显著;作用机制分析发现数字经济主要通过增加人口流入量、提高居民收入而实现对房价的正向影响;调节效应分析发现数字经济对房价抑制全要素生产率作用存在负向调节效应,这一负向调节效应在房价较高的东部城市或大中城市更为显著。本研究为破解房价与全要素生产率矛盾提供了新思路,为数字经济、房地产与实体经济协调发展提供了启示。The contradiction between housing price and total factor productivity restricts the high-quality development,and the digital economy provides an opportunity to solve this realistic contradiction.However,the existing research does not systematically analyze the relationship between digital economy,housing price and total factor productivity,which restricts the solution of the contradiction and hinders the high-quality development.This study is based on the digital economy,housing prices and total factor productivity relationship theory,combined with China's 247 cities data,comprehensive methods,empirical analysis and strictly test the influence of the digital economy on housing prices and mechanism of action,the adjustment effect of digital economy on the restraining effect of housing price on total factor productivity,and discusses the regional heterogeneity,urban scale heterogeneity.The study shows that digital economy has a significant positive impact on housing prices,which is more significant for the central and western cities or small cities with great downward pressure on housing prices;the action mechanism analysis shows that digital economy has a positive impact on housing prices mainly by increasing population inflow and resident income;the adjustment effect analysis finds that digital economy has a negative adjustment effect on suppressing total factor productivity of housing prices,which is more significant in eastern cities or large and medium-sized cities with high housing prices.This study provides a new idea for solving the contradiction between housing price and total factor productivity,and provides inspiration for the coordinated development of digital economy,real estate and real economy.
