摘  要:城市TOD战略与站点地区建设衔接过程中,需要通过精细化的空间治理策略,协调不同站点地区发展不平衡、多元主体利益博弈等问题。文章提出轨道交通站点地区“节点-场所-动力”方法,综合考虑轨道交通站点地区在城市空间结构中的节点特征、场所环境TOD水平和房地产市场动力的平衡关系,构建站区分类框架。基于武汉市实证,发现轨道交通站点地区可分为填充提升型、内生优化型、渐进改造型、功能拓展型、远景发展型5类,归纳了各类站区发展特征。从空间规划引导约束、政府政策和公共投资供给鼓励多元主体参与等角度,探讨各类站区差异化的空间治理策略。In the process of implementing a city's Transit-Oriented Development(TOD)strategy and station area construction,intricate spatial governance strategies are needed to reconcile the unbalanced development of different station areas and the competition among diverse stakeholders'interests.This study introduces a"Node-Place-Market"approach for rail transit station areas,considering the balance between node characteristics in urban spatial structures,TOD levels in place environments,and the dynamics of the real estate market.The approach is used to construct a classification framework for station areas.Based on an empirical study in Wuhan,it was found that rail transit station areas can be divided into five categories:infill&enhancement,indigenous optimization,gradual transformation,function expansion,and long-term development.The development characteristics of each category are summarized,and from perspectives such as spatial planning guidance and constraints,government policy and public investment supply,and the encouragement of diverse stakeholder participation,the differentiated spatial governance strategies for each type of station area are explored.
