摘　　要：依据中国家庭追踪调查(CFPS)数据,运用OLS回归模型和Ordered Probit模型,考察住房支付能力对城镇居民幸福感的影响及作用机理。结果显示,住房支付能力对居民主观幸福感具有显著的正向影响,随着住房支付能力的提升,居民主观幸福感会显著增加。利用工具变量法控制潜在的内生性偏误,经稳健性检验结论依然成立。机制分析表明,健康状况、发展和享受型消费是住房支付能力影响居民幸福感的重要渠道。鉴于此,政府应通过培育和发展租赁市场、提高城乡居民收入等措施,提升住房支付能力,增加居民主观福利。Using data from the 2018 China Family Panel Studies,this paper analyzes the impact of housing affordability on residents’well-being.It is found that housing affordability has a significant positive effect on residents’happiness.This finding remains significant after using the instrumental variables approach and conducting a series of robustness tests;health status,development and hedonic consumption are important channels through which housing affordability affects happiness.Focusing on the core goal of increasing residents’subjective well-being,the government should actively take measures to expand housing supply,develop the rental market,and improve the income of urban and rural residents to enhance housing affordability and thus enhance residents’happiness.
