摘 要:针对以往城市实体地域划定单元中建设密度这一实际建设特征的判断缺乏理论依据,难以客观给出建设密度的最优阈值,从而导致划定结果的科学性不足这一问题,该文提出一种以地块为最小单元,综合考虑社区点隐含的人口聚集特征和建设特征的建设密度最优阈值突变检测法。以北京、上海、广州为例,确定了三市在城市实体地域划定时应选取的最优建设密度阈值,并将实体地域划定结果与已有的同类型产品城市土地覆盖数据(CLUD-Urban)进行比较,从定量、定性两方面验证了该方法的可靠性。结果表明,建设密度阈值对实体地域划定结果的影响十分明显,北京、上海、广州三市的建设密度最优阈值应分别为50%、60%、55%;相比CLUD-Urban,该方法划定的城市实体地域在空间上更加精细,且能减少误提和漏提。该文得到的城市实体地域科学客观,可作为城市基本评估单元参与城市可持续发展评估,亦可用于国土空间用途管制、国土空间规划实施评估。In view of the lack of theoretical basis for judging the actual construction characteristics of construction density in the previous urban physical territory delineation units,which made it difficult to objectively give the optimal threshold of construction density and thus lead to the insufficient scientific of the delineation results,this paper proposed a method to detect the mutation of the optimal threshold of construction density by considering the implied population gathering characteristics and construction characteristics of community points with the minimum unit of land plot.Taking Beijing,Shanghai and Guangzhou as examples,the optimal construction density thresholds that should be selected by the three cities in the physical territory delineation of the cities were determined,and the results of the physical territory delineation were compared with the existing product of the same type,CLUD-Urban,to verify the reliability of this method from both quantitative and qualitative aspects.The results showed that the construction density threshold had a very obvious impact on the results of the physical territory delineation,and that the optimal construction density thresholds for the cities of Beijing,Shanghai and Guangzhou should be 50%,60%and 55%,respectively.compared with CLUD-Urban,this method delineated the territory of urban entities in a more spatially refined manner and reduced misrepresentations and omissions.The urban entities obtained in this paper were scientific and objective,and could be used as basic urban assessment units for urban sustainable development assessment,as well as for the assessment of land use control and land spatial planning implementation.
