"All Age and Integration":Research on the Renewal of Indemnificatory Housing in Existing Urban Residential Area:Taking the Reconstruction Project of Indemnificatory Old Rental Housing in Shenzhen as an Example

摘  要:在国家“十四五”规划和城市双修的背景下,以城市保障性有机更新为指导思想,对深圳龙华区老旧小区的城市更新营造提出保障性的居住类建筑改建策略。面对深圳高房价和流动人口大的压力,利用老旧建筑改造成集中式长租公寓,能够解决城中漂泊青年人群居住的问题,结合可持续的空间理念以“方寸之间·新生活”为主题设计居住空间。同时,注重城市既有住区街道的社会多样性、丰富居民的生活习惯、提升生活品质、营建全龄友好的居住空间,从而以有效的城市更新提高社会经济水平,促进保障性租赁住房的发展。Under the background ofthe 14th Five Year Plan and Double Urban Repairs,guided by the organic renewal of urban indemnificatory housing,indemnificatory housing reconstructionstrategies were proposed for the urban renewal and construction of old residential quarters in Longhua District,Shenzhen.Focusing on the high housing price and large floating population in Shenzhen,old buildings were transformed into centralized long-term rental apartments for young floating people.Based on the concept of sustainable space,the residential space with the theme of"New Life inSquare Meters"was designed.Furthermore,considering the social diversity,various living habits and quality of life of residents in existing residential areas,a construction scheme of all age living space was proposed to achieve effective urban renewal,thereby improving the socio-economic level and accelerating the development of indemnificatory rental housing.
