摘 要:如何降低和化解房地产市场的风险,确保房地产市场平稳发展,受到了各界的关注。本文运用CSAD模型对我国房地产市场中投资者羊群行为的存在性及差异性进行检验,发现我国房地产市场参与者普遍存在着羊群行为,其中人均GDP值越高的城市,羊群行为越为严重。同时,本文基于消费者购房心理对我国高发展程度地区房地产市场普遍存在羊群效应这一现象作出解释。最后本文从市场信息透明度、政府政策调控力度、市场监管全面程度、教育资源配置合理程度、投资者投资理念五个角度对如何促进房地产市场的平稳健康发展提出建议。How to reduce and resolve the risk of the real estate market,to ensure the smooth development of the real estate market,has been concerned by all sectors.This paper mainly uses CSAD model to test the existence and difference of investor's herd behavior in our country's real estate market,and finds that there is herd behavior in our country's real estate market participants,the higher the GDP per capita,the more serious the herding behavior.At the same time,this paper based on consumer buying psychology tries to explain the phenomenon of herding effect in the real estate market of high-development areas in our country.Finally,this paper gives some suggestions on how to promote the steady and healthy development of the real estate market from five aspects:the transparency of market information,the regulation of government policies,the comprehensive degree of market supervision,the reasonable degree of education resources allocation,and the investment concept of investors.
