摘　　要：房地产经纪业作为房地产市场的参与者,是实现房地产流通的重要渠道。在市场竞争环境下,房地产经纪企业基于品牌、服务和互联网逐步提升房地产经纪行业集中度,趋向于形成有利于企业垄断经营的市场格局。本文利用19个不同能级城市的二手房交易数据,评价了各个城市的房地产经纪行业集中度程度,采用多元回归方法估计了行业集中度对二手房价格的影响程度。研究结果显示城市前四大经纪公司的市场份额每增加10%,将提高二手房价格2%,且在大城市更加明显。基于研究成果,本文提出政府市场监管部门应设立房地产经纪市场垄断程度评价指标,动态监测城市房地产经纪行业集中度状况,制定房地产经纪行业的垄断认定制度,监控大型房地产经纪机构的企业兼并行为等建议。As a participant in the real estate market,the real estate brokerage industry plays an important role in real estate circulation.In the competitive market environment,the real estate brokerage firms gradually increase industry concentration based on their efforts in branding,services and the internet application,tending to form a market pattern favorable to corporate monopoly operation.This study uses second-hand housing transaction data from 19 cities at different development tiers to evaluate the real estate brokerage industry concentration ratio in each city.Multiple regression analysis is adopted to estimate the impact of industry concentration ratio on second-hand housing prices.The results show that a 10%increase of the market share of the top four brokerage firms in a city will lead to a 2%increase of second-hand housing prices,with more pronounced effects in larger cities.Based on the research findings,the study proposes several recommendations that the government market regulatory departments should establish indicators to evaluate the degree of monopoly in the real estate brokerage market,monitor dynamically the concentration ratios of real estate brokerage industry in cities,develop a system to identify monopoly in the real estate brokerage industry and supervise the merger activities of large real estate brokerage institutions.
