摘 要:住房制度的改革和房地产业的发展不仅为城镇居民居住条件的极大改善带来了可能,同时也塑造了新的“机会结构”。以往解释模式中的体制性因素假设和市场能力因素假设,其着眼点主要都是与劳动力市场相关联的机会结构及其变化对住房利益分化的影响,而由房地产市场所塑造的机会结构及其对住房利益分化的影响并没有引起社会分层研究的足够重视。经验分析表明,根植于房地产市场的机会结构在一定程度上左右着社会财富的再分配,成为人们参与分享城市发展红利的“结构场景”。规范、调节由房地产市场所形塑的机会结构及由其导致的利益差异,促进人们均等参与分享城市发展红利,是合理化利益分化机制、推动实现共同富裕的必然要求。The reform of housing system and the development of real estate in China have not only created possibilities for urban residents to improve their living conditions,but also resulted in a new opportunity structure.The hypothesis of institutional factors and of market factors in the previous studies focus mainly on the changes of the opportunity structure associated with labor market and its impacts on housing inequality,while the opportunity structure brought forth by housing market and its impacts,have not attracted enough attention.The analysis of housing inequality resulted from this opportunity structure shows that the opportunity structure rooted in housing market has brought under its sway the redistribution of social wealth,thus becoming a structural context where people participate in sharing the dividends of urban development.Regulating the opportunity structure shaped by housing market,so that people can participate in the sharing of urban development dividends equally,is an inevitable requirement for rationalizing interest sharing mechanism to promote realization of common prosperity.
