摘　　要：“物业养老”是城市社区居家养老服务的创新实践。我国的“物业养老”源起于部分物业服务企业的跨界探索,物业企业从业务边界、运营边界、职能边界、形象边界四重维度初步跨越了组织的固有边界,参与社区居家养老服务供给。“物业养老”在跨界探索中遭遇到消费层面、专业层面、治理层面以及认同层面的实践阻滞。因此,“物业养老”需向“多维嵌合”的发展路径转型,理顺供需结构、提升专业能力、优化治理机制、开展文化建设,全方位、多维度地嵌合于城市社区居家养老服务生态系统,助力物业服务与养老服务的高质量融合发展。Elderly care by property enterprises is an innovative practice of urban community home-based elderly service.China's elderly care by property enterprises originates from the cross-border exploration of some property service enterprises.Property enterprises initially cross the organizational boundary from the dimensions of business-border,operation-border,function border and image-border,and participate in the supply of home-based elderly services.Elderly care by property enterprises has encountered practical obstacles at the consumption level,professional level,governance level and identity level in cross-border exploration.In view of this,elderly care by property enterprises needs to transform to the development path of multi-dimensional integration,straighten out the supply and demand structure,improve professional ability,optimize the governance mechanism,carry out cultural construction,embed and integrate into the urban community home-based elderly care service ecosystem,and help the high-quality integrated development of property services and elderly care services.
