北京市某区农村自建房屋安全鉴定事例分析

摘　　要：近几年来,全国各地农村房屋安全事故频发,造成居民群众生命财产损失,因此对农村自建房屋现状的充分调查与合理检测并为后期加固或拆除提供依据变得越发重要。依据《北京市自建房结构安全隐患排查技术导则》(2022)的规定,北京市组织对农村自建房屋进行排查,并对排查结论为严重隐患房屋进行房屋安全鉴定,通过对北京市某区农村自建房屋检测鉴定实例,从房屋结构体系分析、结构检测到承载力能力计算分析,最终完成房屋检测鉴定工作,对农村自建房中存在的问题进行了细致分析,探讨农村自建房的检测鉴定重点,对农村自建房屋检测鉴定工作有着一定的借鉴作用。In recent years,there have been frequent safety accidents in rural houses across the country,causing losses to the lives and property of residents.Therefore,it is increasingly important to fully investigate and reasonably detect the current situation of self built houses in rural areas,and provide a basis for later reinforcement or demolition.According to the“Technical Guidelines for the Investigation of Safety Hazards in Self built Housing Structures in Beijing”(2022),Beijing has organized inspections of rural self built houses and conducted safety evaluations of houses with serious hidden dangers.Through an example of inspection and appraisal of rural self built houses in a certain district of Beijing,from structural system analysis,structural inspection to bearing capacity calculation and analysis,the final completion of the house inspection and appraisal work has been completed,a detailed analysis was conducted on the problems existing in rural self built houses,exploring the key points of inspection and appraisal of rural self built houses,which has a certain reference value for the inspection and appraisal work of rural self built houses.
