城市更新背景下针对瓷砖脱落的外墙提质改造体系研究与应用

摘　　要：随着社会经济水平的不断提升,人民群众对生活品质的追求也越来越高,城市更新成为城市自我调节,新陈代谢的必然需要。然而,2000年左右施工的建筑,大量采用的外墙瓷砖装饰做法,因为自然老化、使用不当以及原施工缺陷等原因,开始大面积脱落,给老百姓的日常生活和出行造成安全隐患,成为急需解决的城市病之一。微晶保温石城市更新旧墙改造体系和改性玻化微珠轻质砂浆粘锚托旧墙改造体系用于外墙修缮,在无需拆除原外墙装饰的情况下,可直接施工,具有安全、美观、施工便捷、节能和与建筑同使用寿命等特点,为消除外墙瓷砖脱落安全隐患、节能提质改造提供了一项有效措施,已在长沙市部分工程试点使用,效果良好。As the socioeconomic level continues to rise,the people’s pursuit of quality of life is also getting higher and higher,and urban renewal has become an inevitable need for urban selfregulation and metabolism of new cities.However,a large amount of building construction around 2000 has taken external wall tile decorative practices.Because of natural aging,improper use and the original construction defects,the decorative tiles began t o fall off in large areas,which has caused safety hazards to people’s daily life and transportation,and become one of the urban diseases that need to b e urgently resolved.The wall renovation systems with microcrystalline insulation stone as well as modified glass beads lightweight mortar adhesive anchor bracket are used for external wall repairs,which can be directly constructed and need not to dismantle the original external wall decoration,w ith the characteristics such as safety,aesthetics,convenient construction,energy saving and the same service life as the building.As an effective meas ure for eliminating the hidden danger of falling tiles on external walls and improving energy-saving quality,this system has been used in several pilot projects in Changsha City and achieved good results.
