摘　　要：“十四五”时期,为满足临港新片区发展要求,提高住宅小区建设标准,打造符合人们生活需求的高品质住宅,确保实现“住有宜居”的住房发展目标,制定了《中国(上海)自由贸易试验区临港新片区高品质住宅管理大纲(试行)》与《中国(上海)自由贸易试验区临港新片区高品质住宅设计导则(试行)》。以上海综合产业片区某住宅组团项目为例,从规划设计、建筑设计、智慧社区等方面,分析提升住宅品质的措施并总结经验。During the"14th Five-Year Plan"period,in order to meet the development requirements of the Lingang New Area,improve the construction standards of residential communities,create high-quality housing that meets people's living needs,and ensure the realization of the housing development goal of"meet the livable housing needs",the"Management Outline for High-quality Housing in the Lingang New Area of China(Shanghai)Pilot Free Trade Zone(Trial)"and the"Design Guidelines for High-quality Residential in Lingang New Area of China(Shanghai)Pilot Free Trade Zone(Trial)"were formulated.Taking a residential cluster project in Shanghai Comprehensive Industrial Area as an example,analyzing measures to improve the quality of housing from the aspects of planning design,architectural design,and smart community,and summarizing experience.
