租售同权背景下房价与租金的关系研究

摘　　要：基于2011—2021年21个大中城市新建住宅价格指数、二手住宅价格指数和租金价格的面板数据,运用单位根检验、Hausman检验、固定效应模型等方法,在租售同权政策背景下,研究中国城市新建房价和二手房价与租金的关系。结果发现:实施租售同权政策前,各城市新建房价和二手房价对租金都有显著的正向影响;实施租售同权政策后,各城市新建房价对租金没有产生影响。研究结论表明租售同权政策能够稳定房价,促进房地产市场健康发展。基于此,提出改善租售同权政策的相关建议。Based on the panel data of new residential price index,second-hand residential price index and rental price in 21 large and medium-sized cities from 2011 to 2021,the relationship between new housing prices and second-hand housing prices and rents in China is studied under the background of the policy of equal rights between rent and sale in China by using unit root test,Hausman test,fixed effect model and other methods.The results show that before the implementation of the policy of equal rights for rent and sale,the new housing prices and second-hand housing prices in various cities have a significant positive impact on rents.After the implementation of the policy of equal rights for rent and sale,the new housing prices in various cities have no impact on rents.The research conclusion shows that the policy of equal rights for rent and sale can stabilize housing prices and promote the healthy development of the real estate market.Based on this,suggestions are put forward to improve the equal rights policy for rent and sale.
