摘　　要：目前装配式住宅发展落后,市场发展缓慢,踞而不下的成本是其一个重要问题。通过判断各造价影响因素之间的关系,分析装配式建筑的成本构成和成本影响因素,并针对分析结果提出合理措施和建议,以期为装配式建筑成本管理提供思路和方法。整理装配式建筑全寿命周期成本相关的影响因素,由专家打分构建DEMATEL-ISM模型进行分析。分析结果表明:装配式建筑全寿命周期成本影响因素为:国家现行标准规范及政策、投融资管理、预制率与装配率、材料市场价格变动等;结果因素为:客户的环保觉悟、附属工程维护、二次装修、环境恢复等。Currently,the development of prefabricated housing is lagging behind,and the market is developing slowly.The persistent cost is an important issue.By judging the relationship between various cost influencing factors,analyzing the cost composition and cost influencing factors of prefabricated buildings,and proposing reasonable measures and suggestions based on the analysis results,this paper aims to provide ideas and methods for cost management of prefabricated buildings.The influencing factors related to the life cycle cost of prefabricated buildings are sorted out,and a DEMATEL-ISM model for analysis constructed based on expert scoring.The analysis results show that the influencing factors of the full life cycle cost of prefabricated buildings are:current national standards,regulations and policies,investment and financing management,prefabrication and assembly rates,and changes in material market prices.The outcome factors are:customer's environmental awareness,maintenance of ancillary projects,secondary decoration,environmental restoration,etc.
