基于QCA的房地产企业转型影响因素与路径分析

摘　　要：通过文献分析,提炼出“政府-市场-企业”三个层面共7个前因条件变量,以58家上市房企为样本,运用fsQCA分析方法对房地产企业转型影响因素间的复杂因果关系进行探索。之后对比出影响因素间的重要程度并提炼出5条房地产企业高水平转型路径,为房地产企业需根据自身情况选择相应转型路径和政府制定相关政策提供定性定量参考。Through literature analysis,a total of 7 antecedent variables were extracted from the three levels of“government market enterprise”.Using 58 listed real estate companies as samples,the fsQCA analysis method was used to explore the complex causal relationships among the factors affecting the transformation of real estate enterprises.Afterwards,the importance of influencing factors was compared and five high-level transformation paths for real estate enterprises were extracted,providing qualitative and quantitative references for real estate enterprises to choose corresponding transformation paths based on their own situation and for the government to formulate relevant policies.
