摘 要:随着我国城镇化的快速发展,土地市场竞争激烈,许多住房产品“被豪宅化”,住宅面积大,总价过高,致使刚刚步入社会不久的Z世代(GenerationZ)青年无法负担。经近几年政策调控,一线城市住宅户型开始从“大户型”向“中小户型”发展,小户型、总价低的“上车盘”已成为Z世代青年的首要选择。本文通过总结研究的空间适应性经验,并从精神—需求—场景进行对应落位至笔者所参与的项目中,针对青年人群的居住需求类型提出实现当下青年住宅小户型空间适应性的设计。With the rapid development of urbanization in China and fierce land market competition,many housing products have been transformed into"luxury housing",resulting in large residential areas and high total prices,making it difficult for Generation Z young people who have just entered society to afford.After policy regulation in recent years,the housing type in first-tier cities has begun to develop from"large units"to"small and medium-sized units".Small units with low total prices have become the primary choice of Generation Z youth.By summarizing the experience of spatial adaptability of the research,and corresponding from the spirit-demand-scene to the project participated by the author,this paper proposes the design to achieve spatial adaptability of small residential units for young people based on their housing demands.
