摘 要:北京老龄化深度和速度加快,老年居民购房需求提升。北京老年居民获取房产时间早,其房龄较长,多数位于城市中心区域。伴随北京城市发展,其享受较为完善的配套服务,并分享城市发展红利。同时,随时代变迁,原有房屋不能很好地满足老年人居住需求,人房不匹配现象明显。老年居民购置房屋的动因,除了为满足自身居住需求外,还为了更好地支持子孙辈。在置换类交易中,体现为减量置换与增量置换两种模式并存。老年居民在空间、社区和居住样态选择上,更偏好中间圈层城市圈、更高品质社区和中间样态居住空间。为此,我们从顶层设计、资本、服务等方面提出更好满足老年居民居住需求建议。The depth and speed of aging in Beijing is accelerating,and the housing demand of elderly residents is increasing.Elderly residents in Beijing got their properties in the early years,thus their houses are older,and most of them are located in the central area of the city.With the urban development of Beijing,elderly residents enjoy relatively complete supporting services and shares the dividend of urban development.At the same time,with the change of the times,the original houses cannot support the needs of the elderly,and the mismatch between the elderly and their houses is obvious.The motivation for the elderly residents to buy purchase property,is to meet their own living needs,and at the same time,to better support the offspring.In the replacement transaction,the reduced displacement and incremental displacement coexist.In the choice of space,community and residential space,the elderly residents prefer the middle urban circle,higher quality community and intermediate sample residential space.To this end,we put forward suggestions to better meet the living needs of elderly residents from the aspects of top-level design,capital and service.
