改造型长租公寓特色空间设计探讨——以工业建筑改造为例

摘　　要：随着城市发展,一、二线城市房价上涨、流动人口增加,以及文化观念进步,人们的租住需求扩大并向多元化发展。同时,城市中心扩张和产业升级导致城市内大量工业建筑被闲置。基于此,文章探讨了各类工业建筑向长租公寓转型的可能性,结合多层工业建筑的空间特色,论证了其变性改造的可能性,并结合实际案例总结了由闲置工业建筑改造的长租公寓的特色空间营造设计策略,为后续工业建筑租赁化改造类设计提供参考。With the development of cities,the rise of housing prices in first-and second-tier cities,the increase of floating population and the progress of cultural concepts,people's rental demand expands and diversifies,while the expansion of urban centers and industrial upgrading lead to a large number of idle industrial buildings in the city.Based on this,the article discusses the possibility of transforming all kinds of industrial buildings into long term rental apartments,combines the spatial characteristics of multi-storey industrial buildings,demonstrates the possibility of their transformation,and summarizes the design strategy of creating a characteristic space for long term rental apartments transformed from unused industrial buildings in combination with actual cases,which will provide a reference for the subsequent design of the leasing transformation of industrial buildings.
