摘 要:以建设卓越的全球城市为发展愿景,面对资源环境的束缚,尤其是上海的核心城区,有机更新、存量发展已成为推进城市可持续发展的必由之路。城市设计伴随着城市更新,同步呈现出研究设计的尺度由城区向街区、深度由宏观向微观、过程由规划管控向建设全周期的转变。文章首先对上海的城市规划管理过程和城市更新的背景进行分析,并提炼出城市设计在实施阶段的难点;在此基础上,提出二次城市设计理念和特征;最后以徐汇区田林街道244街坊租赁住宅城市更新项目为例,总结在土地出让后,同一地块内多个主体开发不同项目时,利用“二次城市设计”确保规划管控在实施阶段落地、协调相邻项目同步建设、高效组织市场和社会等不同力量等一系列设计策略和实施路径。In order to build an excellent global city,especially in the downtown area of Shanghai,where is constrained by the resources and environment,organic renewal and stock development of buildings have become the only way to promote urban sustainable development.The urban design,accompanied by urban renewal,presents that the research scale is transforming from city to block,the research depth is transforming from macro to micro,and the research process is transforming from urban planning to the whole construction period.First of all,this paper analyzes the process of urban planning management and the background of urban renewal in Shanghai,and finds out the difficulties of urban design in the implementation phase.On this basis,it proposes the concept and characteristics of secondary urban design.Finally,by taking the urban renewal project of rental housing on No.244 Tianlin Street in Xuhui District as an example,it summarizes a series of design strategies and implementation paths in the use of secondary urban design for the different projects developed by multiple subjects in the same plot after the transfer of the land,so as to ensure the landing of urban planning and management in the implementation phase,the simultaneous coordination of adjacent projects,and the efficient organization of different forces such as market and society.
