摘  要:居住是城市最为基本的功能之一,承载居住功能的城市空间伴随着城市的发展而演进。我国城市从1998年开启住宅商品化后,迎来城市住区住宅建设的高潮。生活水平的日益提升使得住区住宅的建设标准不断提升,建成时期的建设标准与不断提升的新标准之间差距日益扩大。与此同时,原有建成住区住宅随着时间推移物质环境老化破败。因此,住区住宅的更新需求逐渐形成并增大,更新成为了住区住宅领域的工作重点。本文就2000年以来中国城市住区住宅更新的客观背景、总体趋势和典型类型做粗略梳理,以期勾勒这一时期中国住区住宅更新实践的大体轮廓。Residenceisone of thefundamental functions of a city,and the urban spaces that accommodate this function evolve alongside the city's development.Since the beginning of commercialization of housing in1998,Chinese cities have experienced a surge in residential construction.The rising living standards have resulted in continuous enhancements to the construction standards for residential buildings.Consequently,a growing disparity has emerged between the standards employed by the built housing and the ever-improving new standards.Simultaneously,the physical environment of existing residential buildings has aged and deteriorated over time.As a result,the demand for the renewal of residential buildings has steadily increased,making renewal thefocus of work within the realm of residential construction.This article provides a brief overview of the background,overall trends,and typical categories of urban residential renewal in China since 2000,aiming to outline the general landscape of China's residential renewal practices during this period.
