摘 要:本报告基于全国人口普查数据,围绕住房发展趋势和人口结构变化,就广东家庭户居住水平和居住品质进行分析和展望。结果显示,截至2020年底,广东总体家庭户基本实现人均1间住房、人均面积超过30m~2,居住水平总体明显改善,居住品质也大幅提升。但与全国其他地区相比,广东城镇居民的居住水平总体偏低,改善性住房需求日益增多,省内城市间发展不平衡、不充分现象突出。且广东人口规模和相对增量均在全国居首,尤其是流动人口远多于其他地区,意味着住房市场总体具备需求支撑,住房事业仍有较大发展空间。与此同时,无论是全国还是广东,住房发展的主要矛盾均已从总量短缺转为结构性不足,人民群众对住房的要求从“有没有”转向“好不好”,住房建设进入结构优化和品质提升的新发展阶段。过去在解决“有没有”时期追求速度和数量的发展模式,已不适应当前解决“好不好”问题、高质量发展阶段的新要求,住房建设重点应转向提高住房品质和改善人居环境。Based on the national census data,this report analyzes and looks forward to the living level and living quality of domestic households in Guangdong,focusing on housing development trends and demographic changes.The results show that by 2020,The overall domestic households in Guangdong have basically realized one room per capita,the area being more than 30 square meters per capita,with an overall significant improvement in living standards and a substantial increase in living quality.However,compared with other regions of the country,the living standard of Guangdong's urban residents is generally low,with an increasing demand for better housing,and a prominent imbalance and insufficiency of development among cities in the province.Guangdong also leads the country in terms of population size and relative growth,especially the floating population,which is much larger than in other regions,indicating that the housing market is generally supported by demand,and there is still much room for the development of the housing industry.At the same time,both in China and Guangdong,the main contradiction in housing development has shifted from a total shortage to a structural shortage,and the people's demand for housing has shifted from"have or not"to"comfortable or not".Therefore,housing construction has entered a new development stage of structural optimization and quality enhancement.The development mode of pursuing speed and quantity during the period of housing shortage In the past,is no longer suitable for Solving the problem of"comfortable or not"and the new requirements of high-quality development.The focus of housing construction should be shifted to improving the quality of housing and the living environment.
