摘 要:在我国房地产市场供求关系发生重大变化的新形势下,制造业转型升级对房地产业影响巨大,主要体现在城市规划与土地利用、房地产市场需求结构变化、区域经济发展差异、城市产业园区建设、城市人口流动和社会结构变化、房地产投资方向调整、环保要求等方面。针对“房住不炒”政策下房地产业受到的影响,可以通过差异化产品开发、因地制宜的房地产开发策略满足不同层次购房需求,同时推动绿色建筑和低碳开发,加强与产业合作,推动产城融合发展,实现房地产业与制造业的互动共赢。Under the new situation of major changes in the supply and demand of real estate market in China,the transformation and upgrading of the manufacturing industry has a huge impact on the real estate industry,mainly reflected in urban planning and land utilization,changes in the demand structure of the real estate market,differences in development of regional economy,construction of urban industrial parks,urban population mobility and social structure changes,adjustment of real estate investment,requirements of environmental protection,and so on.In view of the impact of the real estate industry under the non-speculation housing policy,this research suggests that the real estate industry should adopt differentiated products development strategy to meet the needs of different levels of housing demands.Meanwhile,while the real estate industry should promote green-building and low-carbon development,strengthen cooperation with other industries,promote the integration between the industry and city development,and realize the win-win interaction between the real estate industry and the manufacturing industry.
