基于昆明某商业建设项目业主方的设计变更管理优化策略研究

摘　　要：由于商业建设项目的特殊性,在开发建设过程中设计变更文件一直是又多又复杂。业主方对这些设计变更文件进行科学管理是非常重要的,但如何对设计变更文件进行科学管理一直是项目设计管理的一大难题。本文站在业主方的角度采用项目复盘的方法对SJKM商业建设项目设计变更管理中发生的问题进行总结和分析,提出了一些针对性的优化策略。该优化策略对提高设计变更审批效率、规范设计变更文件费用测算、科学归类设计变更文件方面有重要意义,为SJ公司及同类公司商业建设项目设计管理提供借鉴。Due to the particularity of commercial construction projects,design change documents have always been numerous and complex during the development and construction process.It is very important for the owner to scientifically manage these design change documents,but how to scientifically manage them has always been a major challenge in project design management.This article summarizes and analyzes the problems that have occurred in the design change management of SJKM commercial construction projects from the perspective of the owner,using the method of project review,and proposes some targeted optimization strategies.This optimization strategy is of great significance in improving the efficiency of design change approval,standardizing the cost calculation of design change documents,and scientifically classifying design change documents,providing reference for the design management of commercial construction projects of SJ Company and similar companies.
