摘 要:地籍调查,是不动产登记前的一道关键法律程序。不动产宗地面积的确定,关系到权属人的利益和合法权利,而同一宗地不同时期或不同作业人员重新测绘的用地和房产面积,会存在出现差异问题。以厦门城镇私房变更调查测绘为例,针对面积发生变化的几种情形,分析造成调查测绘面积差异的具体原因,通过研究,提出相应解决办法,供同类型业务借鉴参考。Cadastral survey is a key legal process before real estate registration.The determination of the area of a real estate parcel is related to the interests and legitimate rights of the owner.However,there may be differences in the area of land and property re-surveyed by the same parcel of land at different times or by different operators.The survey and surveying of urban private housing changes in Xiamen are taken as an example in this paper to analyze the specific reasons for the differences in survey and surveying area in response to several situations where the area changes.Then,this paper proposes corresponding solutions through research to provide reference for similar cases.
