摘 要:伴随城市化发展由“增量扩张”向“存量提质”的周期转变,城市历史街区作为公共文化资产的价值属性日益凸显,其保护更新实践将随之发生从“遗产保控”到“资产焕活”的逻辑转向。基于对中国不同城市化阶段历史街区保护发展实践逻辑与矛盾机理的系统解析,提出街区与城市融合、传统与现代融合、物质与价值融合、精英与大众融合的历史街区保护更新包容发展目标和整体协同、活化更新、文化传承、资产运营行动逻辑。在此基础上,基于对重庆磁器口、黄山屯溪老街、苏州平江路等街区的实证研究,建构了多尺度空间协同、多业态活力重塑、多媒介价值呈显、多主体需求平衡的历史街区韧性更新方法。上述理论、方法从城市化发展进程和“城市系统—街区单元”协同关联的时空维度梳理了历史街区保护更新的关键问题与解析要素,突破了传统历史街区保护研究就时代论时代、就街区论街区的视野局限,可为存量提质时期中国城市历史街区的保护更新实践提供参考。With the urbanization development stage shift from"incremental expansion"to"quality improvement",the conservation and renewal practices of urban historic districts have also undergone a logical shift from"heritage conservation"to"asset revitalization",and leading to the increasing of public cultural assets attribute of the districts.This article is based on a systematic analysis of the practical logic and contradictory mechanisms of the conservation and development of historic districts in different stages of China urbanization process,and proposes the inclusive development goal of integration of districts and cities,tradition and modern,material and value,elite and public,and conservation and renewal action logic of overall coordination,activation and renewal,cultural inheritance,and asset utilization,for the conservation and renewal of urban historic districts.On this basis,and by the sample analysis of Ciqikou,Tunxi and Pingjiang district,the article put up a resilience enhancement renewal method for historic districts which involves spatial collaboration in multi-scale,vitality reshaping of multiple business formats,value highlighting by multiple media,and demand balancing of multiple entities.The above theories and methods have relieved the perspective limitations and systematically sorting out the essential dimensions and factors of urban historic districts study,and can provide reference for the conservation and renewal practices of urban historic districts in China during the period of quality improvement stage.
