摘　　要：随着城市化的推进,房地产市场从增量转向存量,房屋运维管理变得至关重要。本文探讨了居住功能体检器的重要性,该系统融合了人工智能和物联网技术,已在住建部好房子科技展厅试点探索。文章从住房存量问题、房屋体检制度、居住功能体检器功能设定及可能带来的改变等方面进行分析。With the advancement of urbanization,the real estate market has shifted from incremental to stock,resulting in that the housing operation and maintenance management has become crucial.This article explores the importance of residential functional physical examination software,which integrates artificial intelligence and Internet of Things technology.It has been piloted in the Good Housing Technology Exhibition Hall of the Ministry of Housing and Urban-Rural Development.The article analyzes housing stock problems,housing physical examination system,as well as function settings and possible changes brought about by the residential functional examination software.
