摘 要:随着我国产业政策调整,工业企业开始实施“退二进三”,但城市的老旧厂房闲置后,再利用的效益释放并不显著。采用文献分析法,识别到老旧厂房再利用的10个影响因素,运用解释结构模型(ISM),分析影响因素的层次结构和内在联系。结果表明,老旧厂房的开发方案和潜在竞争力,是影响再利用价值实现的最直接因素和最广泛因素。老旧厂房现有特征的优化,可以提升其潜在竞争力,进而改善主要利益相关者意愿,从而激发开发能力,促使老旧厂房再利用价值的释放。With the adjustment of China’s industrial policy and the implementation of the"retreat into three"by industrial enterprises,the release of benefits from the reuse of unused old factory buildings in cities has not been significant.The successful implementation of the reuse of old factory buildings has a positive effect on industrial development and the potential value of urban stock assets.Ten influencing factors of old plant reuse were identified using literature analysis,and the hierarchical structure and intrinsic connection of the influencing factors were analyzed using Interpretative Structural Modeling Method(ISM).The results show that the development capacity and potential competitiveness of old plants are the most direct and widespread factors affecting the realization of reuse value.Optimization of existing features of old plants can enhance their potential competitiveness,which in turn improves the willingness of major stakeholders and releases the reuse value of old plants by stimulating development capacity.
