摘 要:目前对于房地产行业销售影响因素的分析主要依托于定量分析法,忽略了宏观和中观角度的影响因素,导致分析结果不够全面。对此,文章提出新经济形势下北京房地产行业销售影响因素分析研究。针对北京房地产行业的销售现状进行深入分析,明确进行销售影响因素分析的必要性。从宏观角度来看,自然环境因素、区域经济因素和政策法律因素是三项主要影响因素;从中观角度来看,消费者需求和政府金融服务是影响房地产行业销售的关键因素;从微观角度进行分析可知,房地产企业内部因素、消费者因素、地产项目因素都会影响房地产销售业绩。依托于影响因素分析结果制定更科学的销售方案,可以提升房地产商品的销售水平。At present,the analysis of the factors affecting the sales of the real estate industry mainly relies on the quantitative analysis method,neglecting the macro and meso perspective factors,resulting in the incomplete analysis results.ln this regard,the article puts forward the analysis and research on the influencing factors of Beijing real estate sales under the new economic situation.The current sales situation of Beijing real estate industry is analyzed in depth,and the necessity of analyzing the sales influencing factors is clarified.From the macro perspective,natural environment factors,regional economic factors and policy and legal factors are the three main influencing factors;From the middle view,consumer demand and government financial services are the key factors affecting the sales of the real estate industry;From the micro perspective,we can see that the internal factors of real estate enterprises,consumer factors and real estate project factors will affect the real estate sales performance.Relying on the analysis results of influencing factors,a more scientific sales plan can improve the sales level of real estate products.
