摘 要:房地产经济作为我国经济重要组成部分,产权归属是房地产交易的安全保证,登记期间登记证的颁发填补了交易漏洞,为权益交割提供了制度保证。基于此,为更好防止经济纠纷的出现,本文立足于房地产经济发展现状,对房地产经济发展中的不动产登记制度影响进行研究,具体包括房产价格与房屋租赁变化影响、登记模式被改变、二手房市场变化等方面,结合具体案例围绕实施不动产登记制度带来的历史遗留问题探究解决措施,最后从制度、信息共享等方面探究不动产登记制度下房地产经济发展措施,使产权保障等功能作用的顺利发挥,促进房地产经济更好发展。The real estate economy,as an important component of China's economy,property ownership is a safety guarantee for real estate transactions.The issuance of registration certificates during the registration period fills the transaction loopholes and provides institutional guarantees for equity delivery.Based on this,in order to better prevent the occurrence of economic disputes,this article is based on the current development status of the real estate economy,and studies the impact of the real estate registration system in the development of the real estate economy,including the impact of changes in property prices and housing leasing,changes in registration models,changes in the second-hand housing market,and other aspects.Combining specific cases,this article explores solutions to the historical legacy problems brought about by the implementation of the real estate registration system.Finally,from the perspective of the system Exploring measures for the development of the real estate economy under the real estate registration system in terms of information sharing and other aspects,in order to smoothly play the role of property rights protection and promote better development of the real estate economy.
