摘 要:为提高房产面积测绘精确度,保障业主权益,提出研究房产面积测绘质量影响因素及改进路径。该文首先分析影响房产面积测绘质量的因素,主要从房产测绘相关规范不完善、房产测绘技术落后、预测面积与实测面积差异过大3个方面阐述。其次提出房产面积测绘改进路径,包括建立完善的房产面积测绘过程质量管理流程、规范房产测绘市场、严格控制测量精度、加强新型技术应用,又从突出墙面部分面积计算、尺寸数据采集、加强施工图测算及预测面积的准确性3个方面着重介绍预测面积与实测面积存在差异的问题解决方案。In order to improve the accuracy of real estate area surveying and mapping and protect the rights and interests of owners,it is proposed to study the factors affecting the quality of real estate area surveying and mapping and the ways to improve it.First of all,this paper analyzes the factors that affect the quality of real estate area surveying and mapping,mainly from three aspects:imperfect relevant norms of real estate surveying and mapping,backward technology of real estate surveying and mapping,and excessive difference between predicted area and measured area.Secondly,the improvement path of real estate area surveying and mapping is put forward,including establishing a perfect quality management process of real estate area surveying and mapping process,standardizing the real estate surveying and mapping market,strictly controlling the survey accuracy and strengthening the application of new technology.It also focuses on the solutions to the problems of the difference between the predicted area and the measured area from three aspects:the calculation of the prominent wall area,the dimension data collection,strengthening the calculation of the construction drawing and the accuracy of the predicted area.
