城市更新背景下的区域整体开发项目总控

摘　　要：近年来,在城市更新成为城市发展主导理念的时代背景下,区域整体开发建设逐渐由周边城区向中心城区转移,城市片区规模的既有建筑的改建扩建、历史建筑的保护更新项目日益增多。设计总控在区域更新整体开发实施、统筹利用城市资源、整合城市公共空间、整体提升城市环境等方面起到了关键性的作用。文章对三个不同时期、不同类型的区域更新项目的设计特点以及总控关键要点进行了分析对比。随着城市的更新发展,区域整体开发建设目标更加多元、标准要求不断提升,中心城区既有基础条件也更加复杂,因此,区域更新建设对设计总控工作提出了更加系统化、科学化、多元化、精细化的要求。In recent years,under the background that urban renewal has become the dominant concept of urban development,the overall development and construction of the region has gradually shifted from the surrounding urban area to the central urban area,and the reconstruction and expansion of existing buildings in urban areas and the protection and renewal of historical buildings have been increasing.Overall design control plays a key role in the overall development and implementation of regional renewal,the overall utilization of urban resources,the integration of urban public space,and the overall improvement of urban environment.In this paper,the design characteristics and key points of total control of three different periods and types of regional renewal projects are analyzed and compared.With the renewal and development of the city,the overall development and construction objectives of the region are more diversified,the standard requirements are constantly improved,and the basic conditions of the central city are more complex.Therefore,the regional renewal and construction put forward more systematic,scientific,diversified and refined requirements for the overall design control work.
