摘  要:在对深圳TOD土地开发模式现有研究的基础上,进一步回答深圳TOD开发的形态规则来源和对城市空间的真实影响问题。为此,本文阐释了支撑深圳常态化TOD开发的城市规划与城市更新规则的形成过程与技术特征,分析了这一规则机制推导出的TOD形态,以及直接产生的TOD型高密度产业园区、保障房和人才住房聚落、轨道车辆段、超大型地下交通枢纽等新空间类型,初步指出深圳的TOD开发已经形成了有别于传统卡尔索普式TOD或中国香港、东京等其他亚洲高密度大城市TOD实践的空间模式和都市主义。Based on the existing massive academic research on the TOD mode in Shenzhen,this article aims to further answer the question of the evolution of TOD morphological rules and their impact on the urban space of Shenzhen.Therefore,this article explains the development process and technical characteristics of the urban planning and renewal rules that support the normalized TOD development in Shenzhen,analyzes the TOD forms derived from this rule mechanism,as well as the new spatial typologies directly generated,such as transit-oriented high-density industrial parks,affordable housing and talent housing settlements,rail car depots,and ultra large underground transportation hubs.It preliminarily points out that the TOD development in Shenzhen has formed a different spatial pattern and urbanism from the traditional Calthorpian type TOD or the TOD practices in other high-density Asian mega-cities such as those of Hong Kong,China and Tokyo.
