摘 要:文章通过梳理国内外房地产价值评估中的空间计量模型的相关文献,总结了空间计量模型在房地产价值评估中的起源、国外对空间计量模型的理论和实证研究以及国内在空间计量模型上的研究现状等。通过文献梳理发现,国外房地产市场起步早,相应的理论都比较完善,但我国在空间计量模型的研究上已经比较贴切国内市场,在空间计量模型运用上也取得了一定成果。最后总结出我国实证研究尚存在问题,未来可能有需要改进的空间。This paper summarizes the origin of spatial econometric model in real estate value assessment,foreign theoretical and empirical research on spatial econometric model and domestic research status on econometric measurement model by reviewing domestic and foreign literature on spatial econometric model in real estate value assessment.Through literature review,it shows that the foreign real estate market starts early and its theory is relatively perfect.But our research on the spatial econometric model has been more appropriate for domestic market,and some results have been made in the application of spatial econometric model.Finally,it is pointed out that there are still some problems in our empirical research.And there may be room for improvement in the future.
