上海历史文化风貌区内旧住区更新实践与策略探讨——基于徐汇区案例

摘　　要：在以存量更新为主导的城市发展背景下,上海历史文化风貌区内旧住区成为重要的更新对象,更新工作承载着风貌保护与民生改善的双重使命。以城市更新的可持续性理念为基础,上海历史文化风貌区的更新工作应注重空间规划的整体性、实施模式的创新性和广泛参与更新的多样性。基于上海市徐汇区衡山路—复兴路历史文化风貌区内旧住区更新案例,总结更新实践中的经验和挑战,并提出提升历史文化风貌区内旧住区更新可持续性的实施建议,包括扩大更新范围以统筹城市空间格局与发展、创新更新路径以实施因地制宜的更新方式、鼓励多元主体参与以实现全周期管理,以期有序推进历史文化风貌区旧住区的更新工作和实现可持续的城市更新目标。In the context of urban development led by stock renewal,the old residential areas in Shanghai's historical and cultural districts have become important renewal targets,carrying the dual mission of protecting the historical landscape and improving people's livelihood.Based on the principle of sustainable urban renewal,the renovation of historical and cultural districts should emphasize comprehensive spatial planning,innovative implementation models,and diverse participation in the renewal process.This article summarizes the experience and challenges in the renovation practice of old residential areas in the Xuhui Hengfu Historical and Cultural Area,and puts forward implementation suggestions to improve the sustainability of the renovation of old residential areas in historical and cultural districts.These suggestions include expanding the scale of renovation to coordinate urban spatial patterns and development,innovating renewal pathways to implement tailored approaches,and encouraging diverse stakeholders'participation for holistic management.It is expected to promote the renovation of old residential areas in historical and cultural districts in an orderly manner and further achieve the goal of sustainable urban renovation.
