摘 要:传统市场法、收益法、成本法等地价评估方法在实践中费时费力,也存在很大主观性,因而批量评估在城市地价的研究与应用越来越广泛。但当前在地价批量评估方法的使用上,一般对初始数据的预处理比较简单,或是直接使用现有样点,插值效果往往不理想。而基于K-means空间聚类的整体地价测算优化模型,利用空间聚类分析方法作为GIS技术使用前的数据预处理步骤,有助于降低插值误差、降低工作成本、提高工作效率。其步骤:一是地价影响因素量化。二是K-means空间聚类分析。三是代表性样点和与补充样点选取。四是地价空间插值计算。五是结果检验。The traditional market method,income method,cost method and other land price evaluation methods are time-consuming and laborious in practice,and there is also a lot of subjectivity.The research and application of batch evaluation in urban land price is more and more extensive.However,in the current use of land price batch evaluation methods,the pretreatment of initial data is generally relatively simple,or the existing sample points are directly used,and the interpolation effect is often not ideal.The integrated land appraisal optimization model based on K-means spatial clustering,using spatial clustering analysis method as the data preprocessing step before the use of GIS technology,helps to reduce interpolation errors,reduce work costs,and improve work efficiency.The steps are as follows:Firfh,quantify the influencing factors of land price.Second,k-means spatial clustering analysis.Third,select representative sample points and supplementary sample points.Fouth,spatial interpolation calculation of land price.Fifth,result inspection.
