摘  要:本文采用案例分析法对北京市某地块保障性住房3#公租房项目的 BIM三维模型进行了有针对性的造价分析,探讨了装配式建筑在进行BIM建模时的操作流程以及其对造价管理工作带来的实际效果。通过BIM模型模拟施工方案,研究潜在问题和解决方案以降低后期不利因素对项目造价的影响。基于BIM技术的装配式建筑造价管理体系具有直观分析项目造价组成、利于各专业单位协同作业、模拟碰撞冲突以发现并解决问题、优化预制构件设计、保证计算精确度等优点。此项研究对于推动我国建筑工程造价行业现代化转型升级和高质量可持续发展具有重要意义。This paper uses the case analysis method to conduct a targeted cost analysis on the BIM 3D model of the 3#public rental housing project of a certain block in Beijing,and discusses the operation process of BIM modeling of prefabricated buildings and the actual effect it brings to the cost management work.BIM model is used to simulate the construction scheme,and potential problems and solutions are studied to reduce the impact of adverse factors on the project cost in the later stage.The prefabricated building cost management system based on BIM technology has the advantages of intuitive analysis of project cost composition,conducive to cooperative work of various professional units,simulation of collision and conflict to find and solve problems,optimization of prefabricated component design,and guarantee calculation accuracy.This research is of great significance for promoting the modernization,upgrading and high-quality sustainable development of construction cost industry in China.
