摘　　要：为推动不动产登记数据整合汇交和业务办理提速,长沙市迫切需要开展不动产存量数据清理工作,建立空间参考一致、数据关联关系正确、历史信息完整、与现状严格一致的不动产登记数据系统。但由于存量数据存储分散、标准多样、格式不一、数据量大,该项工作面临诸多挑战。为此,本文基于多数据库联动、业务箱管理模式、关联主键设计、更新判别校验机制、数据抽取逻辑设计、“在线+离线”清理模式的关键技术,研究和探讨了不动产数据清理系统建设。该系统实现了“抽取一宗、清理一宗、质检一宗、入库一宗”的清理技术设计路线,提升了数据清理效率。研究结果表明,该系统满足了流程化作业、即清即用、痕迹化管理、全流程可溯源等需求,以期为各地不动产数据治理工作提供参考和借鉴。In order to promote the integration and collection of real estate registration data and accelerate business processing in Changsha,it is urgent to carry out the cleaning of real estate stock data,and form a real estate registration data system with consistent spatial reference,correct data correlation,complete historical information,and strict consistency with the current situation.However,due to the scattered storage of existing data,diverse standards,inconsistent formats,and large amount of data,this work faces many challenges.Therefore,based on key technologies such as multi-database linkage,business box management mode,association key design,update discrimination verification mechanism,data extraction logic design,and online+offline cleaning mode,the construction of a real estate data cleaning system has been studied and discussed.The system ensures the implementation of the cleaning technology design route of"extracting one batch,cleaning one batch,quality inspection one batch,and storing one batch",improving the efficiency of data cleaning.At the same time,the research results indicate that the system meets the requirements of process oriented operations,immediate cleaning and use,traceability management,and full process traceability,and also provides references and inspiration for real estate data governance work in various regions.
