摘 要:现阶段我国正在大力推进老旧小区改造工作,为了进一步增强老旧小区改造的进度风险管控能力,结合以往老旧小区改造的相关资料,采用文献研究法、专家访谈法等进行风险因素识别,经过筛选最终确定了外部环境、人、材料、机械设备、管理、技术6个维度及20个不同的风险因素,以此为基础构建了老旧小区改造进度风险评价体系,并应用结构方程模型(SEM)计算指标权重并分析各个风险因素间的关系,最后经过计算权重确定管理因素为最应管控的风险因素。论文的研究成果为老旧小区改造进度风险因素管控,提供了新的思路及方法。At this stage,China is vigorously promoting the renovation of old neighborhoods,in order to further enhance the progress risk control ability of the old neighborhood renovation,combined with the previous old neighborhood renovation of the relevant information,using the literature research method,expert interviews,etc.to identify riskfactors,and after screening the final determination of the external environment,people,materials,machinery and equipment,management,technology,six dimensions and 20 different risk factors,to construct a progress risk evaluation system based on SEM,and apply the knotting system to evaluate the progress of the old neighborhood renovation.Based on this,the risk evaluation system of the reconstruction progress of old residential areas is constructed,and the structural equation model(SEM)is applied to calculate the index weight and analyze the relationship between various risk factors,and finally determined the management factors as the most controllable risk factors after calculating the weights.The research results of the paper provide new ideas and methods for the control of risk factors in the progress of old neighborhood renovation.
