农户视角下的土地经营权抵押贷款影响因素分析——以金寨县为例

摘　　要：以安徽省六安市金寨县为例,构建二元Logistic回归模型,从农户信贷需求视角分析土地经营权抵押贷款政策推进的影响因素。研究表明:个体状况方面,农户受教育程度、社会关系与农户抵押贷款意愿成正比,家庭劳动力规模、经营类型与农户抵押贷款意愿成反比;资产状况方面,家庭年收入、收入构成占比与农户抵押贷款意愿成反比;认知状况方面,农户对政策法规的了解程度越高,其贷款意愿就越高。提出了建议:完善农村社会保障体系建设,消除农户后顾之忧;完善农村土地流转市场,搭建农村土地流转平台,降低抵押物变现处置难度;强化对农村土地经营权抵押贷款的监管指导,最大限度发挥贷款资金促农增收作用。Taking Jinzhai County of Lu'an City in Anhui province as an example,a binary logistic regression model was constructed to analyze the factors influencing the promotion of land management right mortgage loan policy from the perspective of farmers'credit demand.The research shows that in terms of individual status,farmers'education level and social relationship are directly proportional to farmers'mortgage loan intention,and the size of family labor force and business types are inversely proportional to farmers'mortgage loan intention.In terms of asset status,the proportion of household annual income and income composition is inversely proportional to farmers'mortgage loan intention.In terms of cognition,the higher the farmers'understanding of policies and regulations,the higher their willingness to borrow.The policy suggestion is to improve the construction of rural social security systems and eliminate farmers'worries;It is necessary to improve the rural land transfer market,build a rural land transfer platform,and reduce the difficulty of mortgage realization and disposal;It is necessary to strengthen the supervision and guidance of mortgage loans for rural land management right,and maximize the role of loan funds in promoting agricultural income.
