地库分期施工存在的问题及对策

摘　　要：以本项目为例,总建筑面积158 727.2 m^(2),地下室面积39 471.2 m^(2)。一期总建筑面积为99 722.47 m^(2),地下车库总面积24 503.15 m^(2);二期建筑面积59 004.73 m^(2),地下车库面积14 968.05 m^(2),一二期施工间隔接近1年。本项目存在地库分期施工,时间间隔长、地下水位高、施工场地狭小等问题。在一二期地库间隔处设置混凝土分隔墙,解决一期地库交付使用,并预留出一二期地库搭接钢筋并采用保护性砂浆进行浇筑保护;对于一二期交接处水位高无法进行井点降水,采用设置盲沟和集水井明排降水。施工过程中保证一二期交接出钢筋连接质量,对于每根钢筋的焊接质量悉数检查,确保施工质量。Taking this project as an example,the total construction area is 158,727.2 square meters,and the basement area is 39,471.2 square meters.The total construction area of thefirst phase is 99,722.47 square meters,the total area of the underground garage is 24,503.15 square meters,the construction area of the second phase is 59,004.73 square meters,the underground garage area is 14,968.05 square meters,and the construction interval between thefirst and second phases is close to one year.A concrete separation wall is set at the interval of thefirst and second basements,and thefirst and second basements are delivered and used,and the lap steel bars of thefirst and second basements are reserved and the protective mortar is used for pouring protection;For the high water level at the junction of thefirst and second phases,the precipitation of the well point cannot be carried out,and the blind ditch and the water collection well are used to discharge the precipitation.During the construction process,the quality of the connection of thefirst and second phases of the steel bar is guaranteed,and the welding quality of each steel bar is checked to ensure the construction quality.
