摘 要:我国房地产行业不断发展,在国民经济中占据重要地位.作为典型的资金密集型产业,房地产不仅需要足够的资金支持,还对资金链的良好循环有较高的要求,但近年来在国家加强监管、不断去杠杆,加之信用紧缩的背景下,我国房地产企业融资渠道受到限制,探索新的融资方式来应对行业下行风险对房地产企业至关重要.房地产投资信托基金(REITs)在国外已有比较丰富的实践经验,我国市场对REITs的呼声也在不断高涨,相关的研究和实践也逐渐丰富.文章对A地产企业REITs的管理进行研究,主要从融资风险、营销渠道以及风险评估进行研究,从而对REITs的管理有更全面和深入的认识.China's real estate industry continues to develop,occupying an important position in the national economy.As a typical capital-intensive industry,real estate not only needs enough financial support,but also has higher requirements for the good circulation of the capital chain.However,in recent years,under the background of strengthened supervision,continuous deleveraging and credit crunch,the financing channels of China's real estate enterprises are limited.It is very important for real estate enterprises to explore new financing methods to cope with the downward risk of the industry.Real estate investment trusts(REITs)have rich practical experience in foreign countries.The market in China is also growing,and the relevant research and practice are gradually enriched.This paper studies the management of REITs of A real estate enterprise,mainly from the aspects of financing risk,marketing channels and risk assessment,so as to have a more comprehensive and in-depth understanding of the management of REITs.
