摘　　要：北京市朝阳区劲松一区114号楼的拆除重建项目是一项关键的城市更新工程,旨在解决一栋建于1978年的老旧危楼的多项居住问题和安全隐患。原楼存在保温隔音差和居住环境恶劣等问题,被评为D级危险建筑。作为北京市危旧楼房改建试点项目,该项目采用创新的“四方共担”模式,有效解决了资金筹集问题,同时显著提升了居民的居住安全和生活品质,为类似危旧楼房改造提供了可推广的实施路径。The demolition and redevelopment project of Building 114 in Jinsong District 1,Chaoyang District,is a key urban regeneration project aimed at resolving a number of occupancy problems and safety hazards in an old and dangerous building built in 1978.The original building suffered from poor thermal and acoustic insulation and a poor living environment,and was rated as a Class D dangerous building.As a pilot project for the reconstruction of dilapidated buildings in Beijing,the project adopted an innovative“four-party sharing”model,which effectively solved the problem of fund-raising,while significantly improving the safety and quality of life of the residents,and provided a replicable implementation path for the reconstruction of similar dilapidated buildings.
