摘　　要：由于我国城市建筑基数大,建设发展时期集中,目前大量城市建筑需要进行维修与改造以适应新时期的工作生活需求。建筑是人们生活工作的主要场所,从保障安全、提升城市形象、改善居住环境、满足人民对美好生活需求等多方面对城市建筑维修与改造的必要性和重要性进行了分析;对我国建筑行业进入高质量发展阶段,建筑业进入新建项目和维修改造项目并存的时期进行了论述;对城市建筑维修与改造在资金来源、组织实施形式、具体加固方式等方面进行了研究;通过分析北京地区老旧砌体结构、木结构维修与改造的成功案例,探究了城市建筑维修与改造的施工方案和技术应用,可供业内类似工程参考。Due to the large urban building base and the concentrated construction and development period of our country,a large number of urban buildings need to be repaired and reconstructed to meet the needs of work and life in the new era.Building is the main place of people’s life and work.The necessity and importance of urban building maintenance and transformation are analyzed from the aspects of ensuring safety,enhancing city image,improving living environment and satisfying people’s demand for a better life.This paper discusses that the construction industry of our country has entered the high quality development stage,and the construction industry has entered the period of the coexistence of new projects and maintenance and renovation projects.The fund source,organization and implementation form,concrete reinforcement method of urban building maintenance and renovation are studied.Through the successful cases of maintenance and renovation of old masonry structure and wood structure in Beijing area,the construction scheme and technical application of urban building maintenance and renovation are explored,which can be used as reference for similar projects in the industry.
